[Additional context or considerations]When to use this template
- Under-contract acceptance email kicking off the closing timeline with all parties (buyer, seller, lender, title).
- Inspection-period status update with findings, negotiated repairs, and timeline impact.
- Closing day instructions with location, time, what to bring, and what happens next (key handover, utility transfers, etc.).
Customize for your workflow
- Include a one-line 'why this matters' for each milestone. Clients new to real estate don't know what 'attorney review concluded' means in plain English.
- Pre-link all the key documents. Closing-day templates with dead doc links create panic.
Common questions
Should I CC everyone (buyer, seller, lender) on milestone updates?
Selectively. Some milestones need all parties; others are agent-to-client. Mass CCs make sensitive negotiations awkward.
What if a milestone slips?
Update everyone affected within an hour of knowing, with the new expected date and the reason. Surprises at closing are how deals fall apart.
